Charges after the first two hours

Any further time while we remain on the initial emergency callout is £144 per man per hour including VAT. This emergency rate ends when we leave that callout. If we return the next day or for another separate visit, the rate returns to £65 per man per hour plus VAT. Materials, scaffolding and specialist equipment are additional where needed.

Booking terms

Oswestry Roofing Services is operated by Oswestry Roofing Ltd. These terms apply only to paid priority bookings. Our normal quotation service remains free but does not include a guaranteed attendance time.

£399 emergency attendance

The £399 including VAT fee reserves priority emergency attendance within three hours of confirmed payment. Emergency bookings can be made 24 hours a day, seven days a week.

Attendance does not guarantee immediate access onto the roof. Where roof access would be dangerous because of darkness, severe weather or other unsafe conditions, inspection or work at roof level may need to wait until daylight or until conditions are safe. We may still attend, assess the emergency and carry out reasonable make-safe work from a safe location where possible.

The £399 covers the first two hours of our time in total. Those two hours include travel to the property, time at the property and travel back. It is not two hours of work at the property.

The fee covers attendance, assessment and reasonable emergency make-safe work that can be completed within the remaining time. Materials, scaffolding, specialist equipment and additional workers are not included.

If the initial emergency callout continues beyond the first two hours, all further time is charged at £144 per man per hour including VAT. This emergency hourly rate applies only until we leave that initial callout. If we return the following day or on another separate visit, our standard rate of £65 per man per hour plus VAT applies. We will explain and agree any additional time and charges before continuing wherever reasonably possible.

The emergency fee is non-refundable after our team has been dispatched because we reserve and redirect time for the booking. This does not apply if we fail to provide the service or where the law requires a refund. Emergency attendance does not guarantee that a permanent repair can be completed during the visit.

Arrival and access

The attendance promise starts when payment and the booking details are confirmed. You must provide an accurate address, contact number, access details and a safe place to work. If we miss the guaranteed attendance time for reasons within our control, you may choose a full refund of the attendance fee or a new priority time.

We may need to rearrange where attendance or roof access would be unsafe because of extreme weather, road closure, emergency-service restrictions or another event genuinely outside our reasonable control. We will contact you as soon as reasonably possible.

Cancellations and the 14-day period

For a specifically requested visit to carry out urgent repairs or maintenance, the statutory cancellation right does not apply to the urgent work and parts genuinely needed for that emergency. It may still apply to non-urgent extra work agreed during the visit.

For other bookings, you expressly ask us to begin the service on the selected date even if that is before the normal 14-day cancellation period ends. If you cancel after the service has started but before it is complete, you must pay a fair amount for the service already supplied. Once the booked service has been fully completed, you acknowledge that your right to cancel that service has ended.

To cancel or rearrange, contact us immediately. Any cancellation or refund remains subject to your statutory consumer rights.
